empirica Contract Rents

The empirica contract rents expand the empirica regio data set with new indicators on the housing market. The data set provides nationwide time series at district level on the average rent level of all current rental contracts. The time series can also be analysed according to length of residence, year of construction of the property and living space of the flat.

Current contract rents show a moderate increase on a national average and large regional differences. In 2023, the median rent in Germany was EUR 7.21 per square metre. Since 2018, this corresponds to an increase of a good 14 per cent, while the 10-year comparison shows an increase of 34 per cent - in 2013, the median rent was still EUR 5.54 per square metre.

The analysis also makes it clear that there are still considerable differences between eastern and western Germany. In the eastern German states excluding Berlin, the median rent in 2023 was EUR 6.04 per square metre, which corresponds to an increase of 29 per cent in a 10-year comparison (2013: EUR 4.67). In contrast, the median rent in the western German states excluding Berlin was EUR 7.36 per square metre in 2023, also an increase of 29% compared to the EUR 5.69 in 2013.

Data Source and Methodology

The data basis for the new time series are the median rents from the four ‘additional housing surveys’ of the microcensus in the survey years 2010, 2014, 2018 and 2022. These were statistically adjusted, the region-specific allowances for length of residence, year of construction and living space were calibrated and the values for adjustment layers (i.e. summarised districts) were broken down to the 400 individual districts and independent cities using an estimation procedure.

The new data complements the data provided by empirica regio. However, we continue to use time series based on advertised offers from the VALUE market database. Their advantages lie in the high degree of timeliness and high frequency of data availability. However, the new data from empirica regio can be used to better understand the differences between online listings and the overall market. For comparisons with income trends or the consumer price index, existing rents are more suitable than supply data.
