Housing market data Q1/2025: Purchase price recovery in the stock?

The latest data from the empirica property price index for Q1/2025 is available. In the last quarter, asking purchase prices for new builds rose slightly. There are now also signs of a slight increase in existing properties. Rents continued to rise, albeit at a slightly lower rate than last year.

Advertised purchase prices for newly built condominiums recently rose by 0.9% compared to the previous quarter (+2.2% year-on-year). The rate of increase for new detached/two-family houses was 0.5% (+1.3% year-on-year). Condominiums in the portfolio rose by 0.9% compared to the previous quarter (+0.5% year-on-year). Purchase prices for existing detached and semi-detached houses rose by 0.2% on the previous quarter (-0.7% on the previous year). The increase for new rental flats was 1.4% (+4.8% year-on-year) and for older rental flats 1.5% (+4.3% year-on-year).
